* Larkspur, Calif.-based F&F; San Marcos LLC bought the 116-unit San Marcos Apartments at 2100 Lark Ellen Ave. in West Covina for $7.5 million from Los Angeles-based Lark Ellen Partners, according to Dash Chopra of Sperry Van Ness, who represented the buyer. The seller was represented by Anthony Wong of Concord Realty.
* Perot Systems Corp. signed an 11.5-year, $6.1-million lease for 17,923 square feet of office space at Howard Hughes Center, 6701 Center Drive West, near Los Angeles International Airport. Mark Berman and Scott Carr of Westmac Commercial Brokerage Co. represented the tenant. The landlord, Arden Realty, represented itself.
* Avenue S Associates bought the 39,671-square-foot Palmdale Marketplace at the southwest corner of 47th Street and Avenue S in Palmdale for $5 million from Market Place Partners. Greg Mills of Marcus & Millichap represented the buyer and the seller.
